AGED CARE: DESIGN, DOCUMENTATION and CONTRACT ADMINISTRATION

Analysis of the proposed site :

  • Identification of Easements and the cost implications of their relocation.
  • Investigation of previous site use, including soil analysis to determine if soil remediation is required
  • Investigation of required services upgrades including Mains water, Sewers, Power and Gas.
  • Cost Analysis of the Development :

  • Liaison with Quantity Surveyor through Brief Development, Schematic Design & Contract Documentation.
  • Using Nurse Station/bedroom ratios and Nurse Station locations for cost effective staffing.
  • Assessment of bedroom/non-bedroom square metre ratios to confirm that the proposal is in line with aged care facility norms.
  • Schematic Design :

  • Development of the brief
  • Liaising with Council and Planning Consultant to address Council Requirements & Category 2 representations from adjacent property owners
  • Design checks for compliance with project brief, codes, regulations and design objectives
  • Coordination with subconsultants
  • Review of documents against Programme and Brief
  • Documentation submission to Council for Development Plan Approval (Planning Approval)
  • Contract Documentation:

  • Development of the brief
  • Design checks for compliance with project brief, codes, regulations and design objectives
  • Liaising with Quantity Surveyor for cost control
  • Coordination with subconsultants
  • Document review against Programme and Brief
  • Documentation submission to Council for Development Approval
  • Tendering and Contract Administration:

  • Tendering documents
  • Tender analysis
  • Builder selection
  • Contract supervision
  • Attend site meetings during construction
  • Assessment of Progress Claims and Variations
  • Final Inspection and Defects List
